For most of our real estate loan programs  including DSCR rental loans, fix & flip, bridge loans, hard money, and cash-out refinances, no tax returns, W2s, or personal income verification is required. Qualification is based on the property's value or cash flow. Business loans like SBA do require standard financial documentation.

It depends on the loan type. Hard money loans and bridge loans can close in 7–14 days. Fix & flip loans typically close in 7–10 days. DSCR rental loans typically close in 14–21 days. Construction & commercial real estate takes 21–45 days. On the business funding side, most loans can close anywhere from 48 hours - 10 days. SBA loans take 30-60 days. The fastest closings happen when you have complete deal information ready upfront!

Yes. All of our real estate loan programs support LLC, LP, corporation, and trust vesting. This is one of the key advantages over traditional bank financing — protecting your personal assets and maintaining your investment structure is important to us and to our lender partners.

It varies by program. DSCR loans typically require a minimum 620–660 score. Hard money loans can work with scores as low as 580 since they're primarily asset-based. DSCR loans are long-term (30-year) investment property loans that qualify based on the property's rental income covering the mortgage payment — ideal for buy-and-hold investors building a rental portfolio. Hard money loans are short-term (6–24 month) asset-based loans used for acquisitions, fix and flip, or bridge financing where speed is critical and the property's value drives approval.
